The best areas of the French Riviera for international buyers

The French Riviera is not a single market. The coast from Saint-Tropez to Menton packs in a dozen quite different worlds, and the right one for you depends on whether you want privacy or buzz, sea view or space, a summer base or a year-round home. The ultra-private peninsulas: Cap Ferrat and Cap d'Antibes

If your priority is privacy and a trophy address, the two great peninsulas are where the serious money goes. Saint-Jean-Cap-Ferrat is the most discreet address on the coast, a green peninsula of gated waterfront estates between Nice and Monaco. Cap d'Antibes offers the same world of walled gardens and private shoreline, a little larger and with its own legendary history. Expect scarcity, the highest prices on the Riviera, and neighbours who value being left alone.

Glamour and sea-view apartments: Cannes

Cannes is the place for those who want life on the doorstep. The Croisette, the festival, restaurants and an international crowd all year. Here the prize is often a penthouse or a high-floor apartment with a sea view rather than a walled estate. It suits a buyer who wants a lock-up-and-leave base they can use easily and let when they are away.

Summer and the waterfront: Saint-Tropez

Saint-Tropez is its own phenomenon. Intense in summer, quieter the rest of the year, with waterfront villas and the gated estates of Les Parcs commanding the top prices. It is a lifestyle purchase first and foremost, ideal if your year has a clear summer season on the coast.

View without the crowds: Èze and Villefranche-sur-Mer

For drama and value a notch below the peninsulas, look east of Nice. Èze is a cliffside village with breathtaking views and easy reach of Monaco. Villefranche-sur-Mer wraps around one of the deepest natural bays on the coast, with Belle Epoque charm and a walkable old town. Both reward buyers who care more about outlook and character than about a famous postcode.

Space, calm and family life: the hill villages

Move a few minutes inland and the equation changes. You trade the direct sea view for gardens, quiet and room to breathe. Villages such as Mougins and Saint-Paul-de-Vence draw families and those who want a Provencal feel within reach of the coast and the airport. Prices per square metre are far gentler than on the water, and you get far more house for the money.

How to choose: rent before you buy

The single best piece of advice we give is to spend real time in a place before committing, ideally across more than one season. The commute, the summer traffic, the winter quiet and the walk to a morning coffee tell you more than any listing. Renting a villa for a few weeks in your shortlisted area is cheap insurance against an expensive mistake.
