Buying property in Cannes
Cannes is the Riviera with the volume turned up. The Croisette, the film festival, the restaurants and an international crowd that never quite leaves make it the choice for buyers who want life on the doorstep rather than seclusion behind a gate. It is also the easiest place on the coast to own and to use, which matters more than people expect.
What it is like
Cannes is a proper city by the sea, walkable, busy and well served all year. You can step out of your building into cafes, shopping and the beach. The festival and the conference calendar give the rental market real strength, so a well-placed apartment is easy to let when you are away. The airport at Nice is around thirty minutes away.
The kind of property you find here
Cannes is apartment country. The prize is a high-floor or penthouse apartment with a sea view, ideally on or just off the Croisette or in the smart Californie district on the hill behind the town, where larger villas also appear. For many international buyers an apartment here is the ideal lock-up-and-leave base: secure, easy to maintain and simple to rent.
What it costs
Prices in Cannes vary widely by street and by view. A sea-view apartment on the Croisette sits well above the town average, while something a few streets back is far more accessible. As a guide, expect prime sea-view stock to command a strong premium over comparable space without the view. The view, the floor and the building are everything here.
In numbers, the town average is around 6,700 euros a square metre, with the market running from roughly 3,800 euros for modest apartments to about 14,700 euros for the best homes (MeilleursAgents commune index, drawn on DVF records, mid-2026). Prime Croisette sea-view flats sit at the top of that range and beyond. Use our Riviera budget calculator to see what your budget buys in Cannes versus elsewhere.
Financing and currency
A Cannes apartment is often bought as much for use and rental as for a long hold, so the numbers matter. Finance can improve your return and reduce your wealth-tax base, and a sharp exchange rate protects your budget if your money is not in euros.

Is it right for you
Choose Cannes if you want energy, convenience and a base you can use easily and let when you are away. If your dream is privacy and a walled garden, the peninsulas of Cap Ferrat and Cap d'Antibes will suit you better.
Frequently asked questions
Is Cannes mostly apartments or villas? Mostly apartments, especially sea-view apartments near the Croisette. Larger villas appear on the hill in the Californie district.
Is Cannes a good place to let a property? Yes. The festival and conference calendar give it a strong, year-round rental market, which makes a well-placed apartment easy to let.
Can a non-resident buy in Cannes? Yes. There is no restriction on foreign ownership, and a notaire handles the transaction.
What drives the price of a Cannes apartment? The view, the floor and the building. A sea view and a high floor command a large premium over otherwise similar space.
