Buying property in Èze

Èze is one of the most dramatic settings on the whole Riviera. The medieval village clings to a rocky peak high above the sea, and the slopes around it hold villas with views that are hard to match anywhere on the coast. For a buyer who puts the outlook first, and who likes being a short drive from Monaco, Èze is a strong and slightly more attainable choice than the great peninsulas.

What it is like

There are really two Èze. The old village on its crag is a tourist draw, beautiful but compact. The homes that buyers want sit on the hillsides and along the lower road toward the sea, where villas enjoy privacy and those enormous panoramic views. Monaco is close enough for an easy evening out or a working commute, and Nice airport is about twenty-five to thirty minutes away.

Èze is villa territory, with the view as the headline asset. Properties range from contemporary builds designed around the panorama to traditional houses with terraced gardens. The best plots combine a wide sea view with genuine privacy, which is the combination that holds its value.

What it costs

Èze sits a notch below Cap Ferrat and Cap d'Antibes, which makes it appealing to buyers who want a spectacular outlook without the very top peninsula prices. As always the view and the privacy of the plot drive the figure, so two houses of similar size can be priced very differently.
