How this is calculated
For each town we take the average price per square metre, drawn from commune-level market indices built on notaire DVF transaction records, and divide your budget by it. That gives a rough floor area your budget could buy in that town. We then compare it with the size of home you picked and mark it within reach, a stretch, or out of reach. The towns are ranked from best value to dearest.
Two honest caveats. First, this uses one town-wide average, but real prices swing widely by district, view, floor and condition, and the finest seafront and trophy homes trade well above the average shown. Second, it is the price of the property only. Add roughly 7 to 8 percent for notaire and acquisition fees, which our buying cost calculator works out, and factor in the IFI wealth tax above 1.3 million euros of net French property.

How does this calculator work?
You enter a budget and the size of home you want. For each town we divide your budget by the average price per square metre in that town to estimate the floor area you could buy, then compare it with your target size.
Where do the prices come from?
From commune-level market indices such as MeilleursAgents and SeLoger, which are built on notaire DVF transaction records and current listings. The figures are dated in each town guide and refreshed periodically.
Why is the estimate only a guide?
We use a single town-wide average per square metre. Real prices vary a lot by district, view, floor and condition, and prime seafront or trophy homes trade well above the average. Treat the result as a starting point, not a valuation.
