Buying property in Théoule-sur-Mer
Théoule-sur-Mer is the Riviera most people drive past without realising what it hides. Just west of Cannes, where the red rock of the Esterel meets the sea, it is a small, wooded resort of dramatic coves and waterfront villas. It offers a Cannes-side location with a fraction of the bustle, which is exactly why buyers who want privacy and nature keep discovering it.
What it is like
The coastline here is the star: red porphyry cliffs, pine forest running down to the water, and a scattering of small beaches and calanques. The town itself is low-key and residential, with the Massif de l'Esterel behind it for walking and the bay of Cannes glittering to the east. Cannes is around fifteen to twenty minutes by car or a short hop by coastal train, and Nice airport is roughly forty minutes.

Théoule is villa territory, much of it perched above the sea with direct or near-direct water access.
