Buying property in Ramatuelle

Ramatuelle is where the Saint-Tropez set actually lives. The famous village and its port are a short drive north, but the estates that international buyers chase sit here, in the hills and pinewoods above Pampelonne beach. It is greener, quieter and more private than Saint-Tropez itself, and for many that is the whole point.

What it is like

The old hilltop village is small and Provencal, ringed by vineyards and umbrella pines. Below it runs Pampelonne, the long sweep of sand with its celebrated beach clubs, and around it lie some of the most sought-after private plots on the Mediterranean. In high summer the roads to the beach are busy, but the estates themselves stay hidden and calm behind their gates. Access is the trade-off: the nearest airports at Toulon and Nice are both a drive away, which is part of why the area stays exclusive.

The kind of property you find here

This is estate and villa country. The prizes are large contemporary or Provencal villas on generous plots, many with pools, pool houses and sea or vineyard views, and a good number within easy reach of Pampelonne. Land, privacy and proximity to the beach set the value, and the best properties change hands quietly.

What it costs

Ramatuelle is one of the most expensive markets in France. The commune averages around 16,300 euros a square metre, with the market running from roughly 6,500 euros to more than 32,000 for prime houses (MeilleursAgents and SeLoger commune data, drawn on notaire DVF records, late 2025). The trophy estates near Pampelonne trade well above that band, on rarity rather than any per-square-metre rate. Is Ramatuelle part of Saint-Tropez? It is a separate commune on the same peninsula, just south of Saint-Tropez, and it includes most of Pampelonne beach. Many of the peninsula's finest private estates are in Ramatuelle rather than in the town.

Why is it so expensive? Intense demand, almost no new supply and some of the most prized beachside land on the Mediterranean. That scarcity keeps it among the dearest markets in the country.

Is it only busy in summer? The crowds are a summer phenomenon. Spring and autumn are far calmer, and winter is very quiet, which many owners prefer.
